ONE HUNDRED AND TWENTY ACRE RESORT & VILLA SITE WITH BEACHFRONT
RESIDENTIAL LOTS
In 1994 we sold the first one-acre residential lot at Englishman's Bay to an American couple who built a lovely vacation home, "Fiddler's Green", on their land overlooking the bay. They now spend almost half of each year at Englishman's Bay.
Since then we have sold 34 more lots. Twelve more homes have been built, and several other owners are starting construction this year. The owners are from the from all over the world including some from Trinidad & Tobago. Some home owners are renting their homes while they are away.
The deeds to all the residential lots contain environmental and esthetic covenants which the owners are expected to adhere to. It is important to all "EB-ites" that our corner of paradise remains as beautiful as we found it.
The roads accessing the lots are all-weather rock and gravel surfaced.
THERE ARE FOUR NEW LOTS FOR SALE
The lots are numbered 1A, 1B, 1C and 1D. They are all contiguous and about 250 feet behind the beach. They are on a hillside with views of the bay. These residential properties are the closest to Englishman's Bay and beach ever offered for sale. They have road frontage and all utilities are near by.
Note: Lot #1A has just come back on the market. It is the flagship lot of this group.
Lot #1A - US$200,000
Lot #1B - US$175,000 (SOLD)
Lot #1C - US$150,000
Lot #1D - US$125,000

Tobago is poised to become one of Caribbean's premier vacation destinations. The government has been agressively marketing the island in Europe for some time and is now beginning in North America. Attractive investment incentive packages are available.
The Tobago HIlton opened in 2001 and smaller hotels, guest houses and villas are rapidly appearing all over the island. Most of the development has thus far been centered around Crown Point International Airport at the southeast end of the island and this area is already becoming crowded.
Every day taxis and private rental cars make the journey up Northside Road heading for the natural beauty and tranquility of Englishman's Bay.
Englishman's Bay has been recognized by many as having one of the best virgin beaches in the Caribbean. It is a rare property.
Forest-covered mountains descend on all sides to a central valley behind the beach area. Four rivers, with waterfalls and pools, meander through the hills and converge in the Englishman's Bay river that enters the sea at one end of the beach. The beach is 1/4 mile long, crescent shaped and forest fringed. The bay has a good anchorage for boats and has fringing coral reefs that are near pristine.
The main coastal road that runs the length of the island, North Side Road, passes through the property. Electrical and water mains are routed along this road. Englishman's Bay has its own water wells and a microwave station for telephone service.
Out of the larger estate, a 120 acre parcel has been designated for commercial use. This property presents an opportunity for an upscale hotel and/or residential development, which combines the best in everything required for a fine Caribbean vacation. It is private, yet accessible. It has unspoiled natural beauty...It is large enough to permit a fully-integrated hotel/residential development. It is an uncommon mixture of forest covered mountains, beach, bay and sea...Its lush landscape lends itself to imiginative concepts that will capture the essence of luxurious Caribbean living. One location, with all of these attributes, is rare and fast vanishing in the region.
The owners of the Englishman's Bay property are clear in their intent that this gem will become the crown jewel tourism destination of the Republic of Trinidad and Tobago. They want to be careful in their plans to develop the property as they are committed to ensuring a result of the highest quality. In that spirit, they are open to discussions with hoteliers/developers with a similar vision.
